The light rail has quietly reshaped what’s possible in Mesa. What was once a stretch of older, underutilized real estate along Main Street has been steadily transforming, with new businesses, universities, cultural institutions, and residential development following the line east. Downtown Mesa now hosts campuses for ASU and Creighton University, and the light rail gives residents easy access to the Mesa Arts Center, the Museum of Natural History, the Nile Theater, the Mesa Convention Center, and the growing restaurant scene along Main Street. Heading west, the same line connects to ASU’s main campus, Downtown Tempe, Sky Harbor Airport, and Downtown Phoenix.
The honest truth is that condos near the Mesa light rail are still relatively rare. Developers have largely focused on apartment construction in this corridor, which benefits investors but doesn’t help residents who want to build equity. That said, there are some solid options worth knowing about.
West Main Station Village is one of the better-situated communities in the corridor. These townhomes offer over 1,500 square feet and 3 bedrooms, with the light rail station steps away. A grocery store and casual restaurants are walkable on Main Street, and the 101 freeway is just a couple of miles away — a useful combination for residents who mix light rail commuting with car travel.
Nuevas Vistas is a smaller townhome development also walkable to the light rail, with 3-bedroom, 3-story units that make good use of vertical space.
Discovery at Continental Orchard offers two-level townhomes surrounded by mature greenspace and a community pool — a more established feel than some of the newer infill options. Both Nuevas Vistas and Discovery are close to the Alma School light rail station.
As the Mesa light rail corridor continues to mature and older development gives way to new, more condo options are likely to follow.
